Salonica was approached by an established property developer in the Midlands to structure, finance and build out an asset the Client had acquired in Birmingham.
We were required to develop various exit options for the Client, including various build options for the Client, for example creating a pure residential development or a mixed use (commercial and residential)
Once we had settled on the exit options we acquired debt funding for the client over a 2 year period to capitalise and execute the development. Salonica worked with the Client to obtain the relevant planning permissions required to build, as well as seeking end user investors. We procured the investment in a phased approach, partially selling off the development off plan, and then selling off the remainder once key milestones had been completed.
Salonica utilised their operating team to closely project manage the development while ensuring cost and quality control. Ultimately this ensured a strong return on investment
